Position Summary:

The Chief Engineer/Director of Plant Operations is responsible for the overall management of Maintenance, Grounds and Security Department to provide a safe, clean, attractive and healthy environment in and efficient and economical manner; including but not limited to HVAC, plumbing, electrical landscaping and security of community.

Essential Duties and Responsibilities:

The following duties are normal for this position.  This list is not to be construed as exclusive or all inclusive.  Other duties may be required and assigned.

  • Develops, implements, and updates maintenance policies and procedures.
  • Collects, prioritizes, and assigns or fulfills maintenance service requests in a timely, efficient manner.
  • Responsible for the total operation and maintenance of the Physical Plant. Supervises the maintenance of Community buildings to the high standards of construction.
  • Develops the Capital Budget and annual maintenance budgets. 
  • Oversees construction, remodeling and maintenance to all Community buildings. 
  • Oversees and manages maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.
  • Develops vendor relationships and negotiates contracts for maintenance services when appropriate.  Makes recommendations to Executive Director.
  • Evaluates equipment needs and submits purchase requests to the Executive Director.
  • Conducts inspections on apartments prior to occupancy.
  • Receives and responds timely to after-hours calls for maintenance emergencies.
  • Coordinates the development of the Safety Committee including scheduling and facilitating monthly meetings.
  • Develops and implements a comprehensive preventative maintenance program and work order system.
  • Other duties as assigned by Supervisor.

Supervisory Responsibilities:

  • Directly supervises employees in the Building Operations department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees.

Educational Requirements and Experience:

  • Associate or bachelor’s degree in engineering, facilities management, construction management or equivalent experience in facilities management.
  • 5 or more years’ experience in senior living property management with knowledge of state and federal regulatory requirements.
  • At least 3 years of supervisory experience.
  • HVAC certification or willingness to receive within established timeframe.
  • Boiler Operators permit or willingness to receive within established timeframe.
  • Working knowledge of machinery, tools, repair techniques, plumbing and related repair.
  • Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.
